
Peel NRE have released the next phase of the master plan to demolish the remaining structures of the former power station.
The brownfield site was initially closed in 2020 as a part of government plans to end coal-fired electricity generation by 2025 and is now being re-developed into what is being described as a ‘once-in-a generation opportunity’ which will bring new jobs, homes and green space to the region.
The boiler house, turbine hall, chimney stack, GT exhaust stack, and the four remaining cooling towers are set to be demolished from the end of 2025 for completion by late 2027 – this follows the successful demolition of the four northern cooling towers in December 2023.
Kieran Tames, the Development Director at Peel NRE, said: “Submitting this application is another important step in the journey to transform Fiddler’s Ferry.
We have already delivered significant clearance works over the past 18 months and subject to approval, this next stage will allow us to continue preparing the site for Warrington’s long-term regeneration needs.”
The first phase of development, which was approved by Warrington Borough Council in May 2025, includes the development of over 130,000 sqm of employment space, which is expected to create approximately 845 new jobs, and a minimum of 860 homes.
Peel NRE has also announced that 30% of the homes will be affordable and will all be supported by new community infrastructures such as a primary school, local centre, sports pitches, landscaping and extensive open space.
They will continue to work closely with Warrington Borough Council, contractors and local stakeholders throughout the process.
